How much does a garage floor coating cost?
Garage Floor Masters projects range from $5 per square foot to $7 per square foot in Tennessee. Other companies can charge you higher rates around $8 per square foot. Choosing a garage floor company, keep in mind the amount of money that you will be investing and the quality of work you will be receiving. You will want to get the best floor coating possible to protect the concrete.
Garage Floor Masters wants you to know about our pricing upfront. Our prices reflect the quality of work we will provide. Different materials will have different prices and custom designs or colors can be purchased at additional costs.
Our Pricing Strategy
We strive to give you the best price possible here at Garage Floor Masters. We don’t skimp on our product or service and understand how big of an investment a garage floor coating is. You may be able to find less expensive options, but they will not be the quality you receive when you trust us to coat your floors.
There are a variety of products that can coat your floors. Epoxy (inexpensive), Polyurea (more expensive), and Polyaspartics (most expensive). All of these products do the same job, protecting the life of your concrete, and can have a colored cast on the top coat.
No matter what coating you choose, quality is the biggest factor to keep in mind. A cheap or DIY version of coating will not provide optimal protection and can have a hard time bonding to the flooring.
Epoxy and Polyurea are less expensive than polyaspartics because they are not UV resistant. If you are coating an outdoor service you will need to consider a more expensive option to protect from UV light. If the area you want to coat is your garage or indoors, choosing a less expensive option might work out great! Note that products that are not UV resistant may change colors if they are exposed to sunlight.
Cutting corners is not part of our business plan or strategy. Garage Floor Masters does everything in our power to get you the best result. Your experience matters, and we want to give you a high-quality result. We have worked to reduce the smell and toxicity of the products we use. With low VOCs and our dustless process, you should be able to enjoy your floor coating without worrying about breathing in toxins.
Protect your floor and your family and work with our team at Garage Floor Masters.
Cost Breakdown
Floor Size
The size of the floor that is being coated factors into the cost of your coating. The size will determine how much product is needed and how long it takes us to complete the job. Our prices include the material and labor costs, so there are no hidden fees. If a problem arises during our installation, we will solve it at no additional cost to you.
Floor Condition
The state of your concrete will be a factor in the cost of a floor coating. If there are cracks, chips, or erosion, they will need to be fixed before we can properly apply a floor coating. We can fill and buff the floor for you so that the coating goes on smooth. This repair can cost anywhere from $75 to $199 depending on the damage.
Side Wall Verticals
We offer the option to coat the side wall verticals as well as your floor. The price per square foot is more because the labor requirement for applying a coating to this surface is also more. The price per square foot is $6.
Expansion Joints
While there is no extra cost for coating in and out of expansion joints, there are a few options where you may need to caulk the joints. If we have to remove these fillings, there will be a charge. If there are cracks in the expansion joints, they will need to be filled before we can apply the coating. A two-car garage is around $112 for this process and a three-car garage will be around $168.
Floor To Wall Cove
We create a seamless floor with floor-to-wall cove coating. This process uses caulk and a cove tool to create a more rounded edge. If a crack is created in this area, it could add around $230 to be fixed. We can not guarantee that after we have applied the floor-to-wall cove that cracks will not happen. This can happen due to shifts in concrete and fluctuating temperatures.
Removing An Existing Coating
If you have had your floors coated before, the previous coating will need to be removed before a new one can be applied. The cost will depend on the type of coating we need to remove. If the coating was DIY or painted, we will not charge to remove this. These are easier to remove than epoxy or polyaspartic, which will cost about $1 per square foot to remove. If a previous applier was unsuccessful in laying a high-quality floor coating and we need to remove it, this may cost more to be removed properly.
